North Texas Real Estate | October 2026

As we head into the final few months of 2026, one question we're hearing from homeowners and prospective buyers is, "Should I make a move now, or would I be better off waiting until next year?"

It's a great question! And the answer really depends on your personal circumstances, your financial goals, and what's happening in your local real estate market.  Many people assume that spring and summer are the best times to buy or sell a home. While those are traditionally busy seasons, there can be some advantages to making a move during the fall and winter months.

Is Fall a Good Time to Buy a Home in North Texas?

It certainly can be!  One advantage of shopping for a home toward the end of the year is that some sellers may be more motivated to negotiate, particularly if their property has been on the market for a while.  Depending on the neighborhood and price range, buyers may find opportunities to negotiate on the sales price, closing costs, repairs, or other terms of the purchase. (Especially with the current market conditions).

But don't assume every seller is desperate to sell. Well-maintained homes that are priced appropriately can still attract plenty of interest, regardless of the season.

The important thing is understanding the local market and knowing where opportunities exist.

Should You Wait Until Spring to Sell Your Home?

Not necessarily!  Although there are typically fewer buyers shopping during the holidays, the people who are looking may have a compelling reason to move. Job relocations, changes in family circumstances, and other life events don't always happen on a convenient schedule.

Another potential advantage is generally having fewer competing homes on the market. If inventory decreases in your neighborhood, your home may have an opportunity to stand out.  In this current real estate market, the number of listings is high right now in many areas and some sellers may choose to take their home off the market for the holidays and come back on market in the Spring.  Use that to your advantage.

Of course, pricing and presentation still matter. Today's buyers have access to more information than ever before, and they are paying attention to home prices.  Before deciding when to list, we recommend reviewing recent sales, active competition, and the condition of your property.

What If You Need to Sell One Home and Buy Another?

This is where planning becomes especially important. Many homeowners are concerned about selling their current home before finding their next one. Others worry about purchasing another property before their existing home sells.  The good news is that there are several strategies worth exploring.

Depending on your circumstances, these might include coordinating closing dates, negotiating a temporary leaseback, using equity from your existing home, or exploring financing options that could make the transition easier.  Every situation is different, but with the right planning, it's often possible to coordinate both transactions and avoid moving twice.

What About Mortgage Rates and Home Prices?

This is probably the biggest reason people hesitate to make a move. Everyone would love to purchase a home when interest rates are at their lowest and prices are at their best. Unfortunately, nobody can consistently predict exactly when those conditions will occur.

Rather than trying to time the market perfectly, we encourage buyers to focus on affordability, long-term goals, and finding a home that fits their needs.

For sellers, the most important consideration is understanding what your home is worth in today's market and how the proceeds from a sale fit into your plans.

So, Is Now the Right Time to Make a Move?

Maybe! But the answer isn't the same for everyone.  If you've outgrown your current home, need to downsize, are relocating, or simply want to explore your options, there's no reason to wait until spring to start gathering information.  On the other hand, if your current home meets your needs and moving doesn't make financial sense right now, waiting may be the better decision.
